What we inspect

A full walk-through, not a checklist.

Existing homes, brand-new construction, and the stucco walls that hide expensive problems — each inspected to the ASHI Standards of Practice and Code of Ethics.

  1. 01

    Pre-Purchase Home Inspection

A comprehensive visual examination of the home's structure and systems, inside and out — usually 2½ to 3½ hours on an existing home, with you alongside us the whole way. First-time buyers are our specialty.

    • Roof walked, conditions permitting
    • Structural, mechanical & electrical systems
    • Next-day report with repair cost projections
  2. 02

    New Construction Inspection

New doesn't mean finished. We identify every component that is incomplete or installed improperly, so it can be corrected before you settle — not discovered after you move in.

    • Incomplete and improper work documented
    • Clear findings to review with your builder
    • Same next-day reporting standard
  3. 03

    Stucco Inspection

    How stucco testing works

Hardcoat stucco and EIFS are only waterproof when they're installed correctly. We look for the defects that let water in — and when it's warranted, we test behind the wall with probe moisture meters.

    • Visual or invasive testing
    • Photo-documented moisture readings
    • Test holes sealed with color-matched caulk

How we're different

The inspection is the education.

Your home may be the largest purchase you ever make. We treat the inspection that way — part examination, part one-on-one seminar on the house you're about to own.

“Our service stops when our customer stops calling.”
The Accurate standard
  1. We go on the roof.

Roofing, flashings, chimney and skylights get inspected up close, conditions permitting — not through binoculars from the driveway, and not on the seller's word that it's new.

  2. You learn the house.

As we go, you'll see how every major system works, how to recognize the signs of a serious or dangerous problem, and what upkeep the home will need. We point out the positives as well as the negatives.

  3. Your report arrives the next day.

A comprehensive written report, emailed the day after your inspection, documenting every condition we discussed — with cost projections for needed repairs.

  4. We pick up the phone afterward.

Complimentary telephone counseling on anything in your report, plus home maintenance, projected repairs and improvements — long after the inspection is over.

What you receive

A report on the house — and a manual for living in it.

The day after your inspection, you'll have a comprehensive written report documenting every condition we discussed, with cost projections for needed repairs. Alongside it comes the Accurate Homeowner's Manual: an 8½ × 11 reference that stays useful long after closing.

Stucco inspections

Stucco problems hide behind the wall. We find them.

Hardcoat stucco and EIFS are waterproof products — when they're installed properly. Improper installation and most cracks let water in, and trapped water leads to rot and possible mold inside the structure.

Where installations fail

  • Missing or improper window & door flashings
  • Missing caulk at window and door openings
  • No weep screed at the base of wood-frame walls
  • No weep screed where wood frame meets masonry
  • Horizontal returns without drainage or control joints
  • Missing drainage at porch beams and arches
  • Improper wire lath and building paper
  • Missing control and expansion joints
  • Stucco installed as a coping on top of walls
  • Missing kick-out flashings at roof edges
Option A

Visual inspection

We check the exterior for the installation defects that let water in, then inspect interior walls and any visible basement framing for signs of water entry, dampness or rot. You receive a written report of our findings.

Option B

Invasive moisture testing

We drill small test holes below windows, doors and other suspect areas and take readings with a long-probe moisture meter — the only type of instrument that shows what's really happening beneath stucco. Your report includes photos of each reading. If needed, we remove small sections to gauge the extent of rot. Every hole is sealed with caulk matched to your stucco color.

Stucco inspections are billed hourly, with a minimum for each site visit. Call or send the form for a quote — we'll recommend the right level of testing for the home.

Questions

Before you book.

Don't see your question? Call 610-964-1477 — we're glad to talk it through.

How much does a home inspection cost?

Our fee is based on three things: the age of the home, its style, and its square footage. Call 610-964-1477 or send those details through the form and we'll give you a quote.

How long does the inspection take?

A comprehensive inspection of an existing home typically takes 2½ to 3½ hours. Let the seller know we'll need access to every area of the house, including the attic.

Should I be there for the inspection?

Yes — we strongly encourage it. The inspection doubles as an education: you'll learn how the home's systems work, what to watch for, and what maintenance to expect. It's why we specialize in first-time buyers.

When will I get my report?

Your comprehensive written report is emailed the next day. It documents every condition we discussed, includes cost projections for needed repairs, and comes with our Homeowner's Manual.

Do you really go up on the roof?

Yes, whenever conditions make it safe. We inspect the roofing, flashings, chimney and skylights up close rather than from the ground.

Do you inspect newly built homes?

We do. On new construction we identify every component that is incomplete or completed improperly, giving you a clear list to resolve with your builder.

How are stucco inspections priced?

Stucco inspections are billed hourly, with a minimum charge for each site visit. Call or email for a quote based on the home and the type of testing needed.

What areas do you serve?

Montgomery, Chester, Delaware, Philadelphia and Lower Bucks Counties in Southeastern Pennsylvania, from our office in Wayne.
